DESIGN GUIDELINES FOR WHITEBARK SUBDIVISION

No residence constructed on a Lot shall be more than 40 feet in height measured from the mean elevation of the building envelope on Lots 1,2,3,4,5 and 6. No Lot shall be more than 49 feet in height measured from the mean elevation of the building envelope on Lots 7,8,9,10,11 and 12. Height variances may be granted by the Architectural Committee of Whitebark Homeowners' Association only in extraordinary circumstances where a hardship would otherwise result; provided however, that any such variance must not be in conflict with applicable laws or the Douglas County Map Conditions. Each residence shall have at least (1) kitchen and a minimum living area of 2,500 square feet, excluding garages, porches, terraces, decks, stairwells No Lot shall be primarily used to derive commercial income from or to provide services to the public, but may contain an at-home office for a business. Lots may be rented on a permanent or vacation type basis. Any lease in excess of 60 days shall be in writing and shall provide that such tenancy is subject to all the provisions of the Declaration, Articles, Bylaws, and Rules and Regulations. No Owner shall lease less than an entire Lot.

Suggested construction materials:

a. Exterior: cedar, redwood,(Smooth Sawn Siding). Posts: Rough Sown Timber and stone.

b. Roof: Composite Roofing Material or Standing Seam Metal Roof.
